Building Practices
How we build your new
home to be eco-friendly.

Flexible Polyethylene Pipe Water Supply System

  • In parallel layouts where supply lines are dedicated to one fixture, only two fittings are used. Labor costs can be lower than rigid piping system installations.
  • There is less heat loss from PEX than there is from metallic pipe. The small diameter tubing that can be used in parallel installations allows less water consumption waiting for delivery of the heated water.
  • Polyethylene has no VOCs and can be recycled.
  • Successfully used in Europe and the U.S. for over 30 years. Extensive testing and certification is conducted to assure durability and resistance to effects of high and low temperatures and chlorine

Low Flow Plumbing Fixtures

  • Low flow fixtures save water that would otherwise be wasted, not only reducing your utility bill, but also the amount of available
    fresh water used.

High Efficiency Toilets

  • High efficiency toilets save water that would otherwise be wasted, not only reducing your utility bill, but also the amount of available fresh water used.

Fluorescent Light Bulbs

  • Fluorescent lamps use about one-quarter the electricity of an equivalent incandescent lamp. In hot climates, they provide a further benefit by reducing the heat output from the lamp.
  • Fluorescent lamps last about five or more times longer than incandescent lamps. Their high-quality light output improves the lighting quality within the home over standard incandescent lighting.

Structured Wiring Systems

  • Consumers increasingly have the need for high-speed data transmission and structured wiring can help meet those demands.
  • Structured wiring can be an integral part of a home security system.

Energy Star Appliances

  • Energy Star qualified appliances incorporate advanced technologies that use 10-50% less energy and water than standard models.

Programmable Thermostats

  • While some thermostats can appraoch $300, the money saved can offset the initial cost of the thermostat over a year or two’s time.
  • By allowing the homeowner to program a schedule, these thermostats turn off the HVAC systems when they are not needed. This reduces the energy consumption of the home by not conditioning the house when it is not needed.
  • In addition to saving energy, ventilation can be programmed into the thermostat’s setings to provide fresh air to the house at important times.

Air Conditioner Refrigerant

  • R-410A refrigerant does not pose a threat to the ozone layer.

Air Conditioning Units compliant with ACCA Guidelines

  • By properly sizing HVAC equipment rather than using rules of thumb, smaller systems can often be specified and, hence, initial cost is reduced.
  • Proper HVAC sizing is an essential step in the efficient operation of HVAC systems. A right-sized system will operate for long periods of time (rather than frequently cycling on and off), resulting in the optimum equipment operating efficiency.
  • Proper HVAC sizing can reduce shortcycling of equipment, resulting in longer equipment life and better control over indoor environmental conditions.

Recycling Center

  • By creating a simple and organized place for homeowners to recycle, it is more likely that they will recycle (and properly segregate recyclables).

Mold Resistant Gypsum in all Wet Areas

  • Resists mold growth and helps to protect indoor air quality.
  • Resists deterioration of drywall exposed to moisture, and reduces maintenance and replacement costs.

Oriented Strand Board with Isocyanate Resin

  • The cost of this material is still cheaper than plywood, so it is easily available to anyone seeking to utilize it.
  • The newer OSB is more resistant to swelling from moisture, resulting in less of a chance of rotting and a longer life.

Low Toxicity Treated Lumber

  • Many of these preservatives offer a formula that is not as dangerous to humans and the environment, in the situation that they leach into the ground or become airborne.
  • These preservatives allow the wood to resist rot and infestation from insects,
allowing for a longer-lasting structure or apparatus.

Eco-Friendly Pesticide

  • Bora-Care contains no VOCs and will not corrode metal fasteners, fittings or nails.

Insulated Hot Water Heaters Tape HVAC Ducts and Insulate Boots

  • Ducts that move air to-and-from a forced air furnace, central air conditioner, or heat pump are often big energy wasters. Sealing and insulating ducts can improve efficiency of your heating and cooling system by as much as 20% - and sometimes much more.

Insulate All Garage Walls

  • Insulating all garage walls instead of insulating only the common wall, provides an added buffer thus reducing the cost of heating and cooling the same space.

Attic Insulation

  • Increased thermal performance due to a higher R-Value, resulting in less heat loss in winter and heat gain in summer.

Caulk Sill Plate

  • A tightly sealed home improves comfort and indoor air quality while reducing utility and maintenance.
  • Sealing cracks in the home’s “envelope” helps reduce drafts, moisture, dust, pollen, and noise.

Housewrap

  • Housewrap when combined with sealing tape provides an additional insulative feature and reduces air infitration, resulting in reduced loss of conditioned air.
  • This product provides a water resistive barrier, which combines strength, protective properties and high vapor permeability allowing for a longer-lasting structure.”

Sprayed Foam Insulation around all exterior penatrations

  • By acting as an air barrier, spray foam insulation provides insulation and air sealing in one step. In addition, most foam insulation products have a higher R-value per inch than fiberglass batt insulation. This increases energy efficiency by allowing downsizing of the heating and cooling system equipment.”

HVAC Scroll Compressors

  • High efficiencies due to 100% volumetric efficiency during the compression process, minimizing gas leakage and maximizing efficiency
  • Scroll compressors function with fewer moving parts, and no discharge or intake valves. The scroll design allows several pockets of gas to be compressed simultanioisly providing a smooth, nearly continuous compression cycle. This enables the compressor to operate more smoothly and quietly, with less vibration.

MiraTEC Trim

  • No old growth timber is used to make MiraTEC; instead, managed forestland thinning residuals are used. To source field thinnings, loggers cut down smaller trees and underbrush to allow the remaining trees to grow better and fuller. This process is a basic principle of sound logging practices and it helps promote reforestation.
  • Wood preservatives and phenolic resins provide moisture, rot and termite resistance, and further enhance long-term performance. MiraTEC is also termite resistant. Due to this unique technology, MiraTEC is backed by a 30-year warranty.
